About half the properties we handle never reach a portal. Owners, notaries and builders call us before a listing goes live. Each comes with its tax register extract (caderneta predial), land registry certificate (certidão permanente) and a written assessment — including what we'd advise against.

Title checks, taxes and the purchase process

We arrange your NIF, a Portuguese bank account and, if you cannot travel, a power of attorney. Before any reservation we read the certidão permanente for mortgages, charges and rights of way, and check the registered area against the licence held at the câmara municipal. You appoint an independent lawyer; we brief them and co-ordinate the process. You receive a written cost sheet — IMT, imposto do selo, notary and registry fees, annual IMI — before you sign, and we attend the escritura pública with you.

Renovation and construction site management

Buying a property is one decision; rebuilding it is another. We shortlist architects, submit the licence application to the câmara municipal, obtain quotes from builders we have worked with, and run the site: weekly inspections, photo reports, payment schedules tied to completed stages, and a written snag list at handover. Delays usually come from material shipping and licensing — we plan both into the schedule instead of explaining them afterwards.

After the purchase: letting, upkeep and resale

Most of our clients live more than 2,500 km away. We take care of every aspect of property ownership in Madeira and Porto Santo. Where permitted, we register the property for Alojamento Local (holiday rental licensing), co-ordinate and supervise cleaning and maintenance teams, manage IMI notifications and utility contracts, and provide quarterly property condition reports with photographs. If an unexpected issue arises, such as a burst pipe, someone from our team is on site the very same day. When it's time to sell, we arrange the Energy Performance Certificate (Certificado Energético) and market your property through the same exclusive off-market channels we use to source exceptional opportunities.
